Azimuth – Spacious Family Retreat

1. Direct Booking Agreement
By making a booking directly through this website, you agree to:
- These Terms & Conditions
- Our Privacy Policy
- Our House Rules
- Compliance with NSW Short-Term Rental Accommodation regulations
This agreement forms a legally binding contract between the Guest and the Property Owner.
2. Booking & Payment
- A booking is confirmed only once full payment or required deposit is received.
- All rates are in AUD.
- We reserve the right to decline a booking at our discretion.
We may require ID verification prior to check-in.
3. Security Deposit
A security bond of $[Insert Amount] may be:
- Pre-authorised via Stripe, or
- Collected and held prior to check-in
The bond may be used to cover:
- Property damage
- Excessive cleaning
- Missing items
- Breach of house rules
- Excess noise fines or council penalties
4. STRICT Cancellation Policy (Direct Booking)
We operate a strict cancellation policy for direct bookings:
- 100% refund if cancelled 30+ days before check-in
- 50% refund if cancelled 14–29 days before check-in
- No refund within 14 days of check-in
Payment processing fees are non-refundable.
We strongly recommend guests obtain travel insurance.
5. Check-In & Check-Out
Check-in: 3:00 PM
Check-out: 10:00 AM
Early check-in or late check-out must be approved in writing and may incur additional charges.
6. Blue Mountains Compliance
Azimuth operates in accordance with NSW Short-Term Rental Accommodation (STRA) regulations.
Guests agree to:
- Respect neighbours at all times
- Comply with Blue Mountains City Council noise restrictions
- Observe quiet hours between 10:00 PM and 7:00 AM
- Not exceed the maximum occupancy of [Insert Number] guests
Excessive noise may result in:
- Immediate termination of stay
- Forfeiture of bond
- Fines imposed under NSW legislation
7. No Parties / Events
Strictly no parties, schoolies bookings, or events.
Unauthorised gatherings will result in immediate eviction without refund.
8. Guest Responsibilities
Guests must:
- Keep the property secure
- Report damage immediately
- Leave the property in reasonable condition
- Not smoke inside the property
Any damage or excessive mess beyond normal use will be charged.
9. Limitation of Liability
We are not liable for:
- Loss or theft of personal belongings
- Injury resulting from misuse of facilities
- Power outages, weather events, bushfires, or other force majeure events
10. Force Majeure
We are not responsible for cancellations or disruptions caused by:
- Government travel restrictions
- Natural disasters
- Severe weather events
- Utility failures
11. Governing Law
These Terms are governed by the laws of New South Wales, Australia.
